CBRE has released the Q3 2017 Cd. Juarez Industrial MarketView, which is available for download at cbre.com/research. Below is a summary of key Q3 highlights.
Net absorption was 167,627 sq. ft., a quarterly decrease but in line with the historical trend of a slow third quarter.
Vacancy registered a decrease of 20 basis points (bps) quarter-over-quarter and fell from 7.3% in Q3 2016 to 4.4%.
The market-wide average asking lease rate remained flat compared to Q2 2017, while Class A rents increased by $0.02 per sq. ft. during the same time period.
Newly started construction for the quarter included two speculative projects and one build-to-suit for a total of about 526,000 sq. ft.
